Can SEMCO build on land I already own?
Yes. If you own raw land or acreage, we can build your home on your property. We also offer lots in communities we develop.
Can I customize floor plans, finishes, and design details?
Absolutely. We specialize in custom and semi-custom homes — we work with you to select floor plans, finishes, colors, and layout options that fit your style and needs.
What types of homes do you build?
We build traditional custom homes, barndominiums / steel-frame homes, and semi-custom homes. We also provide remodeling and roofing services.
What is the typical timeline from design to move-in?
Timelines depend on the project scope, customization level, and permitting. As a trusted builder, we commit to transparent scheduling and walk you through each phase.
Warranties, Inspections & Walk-Throughs
Is a warranty included when I build a home with SEMCO?
Yes. Every new home built by SEMCO comes with:
A 1-Year Written Builder Warranty (covers performance standards)
A 10-Year Structural Warranty via Residential Warranty Corporation (RWC) at no extra cost.
When does the warranty coverage start?
Warranty coverage begins on the closing date — the day you take possession of the home.
When is the final inspection / walk-through done?
The buyer walk-through generally takes place 5–7 days before the scheduled closing date. At that time, SEMCO’s Construction Superintendent meets with you (and your realtor, if applicable) to walk through the home and compile any punch-list items that need correction.
How do I submit a warranty request or claim problems after move-in?
At closing you receive a packet containing all information and instructions needed to submit a warranty request — including contact info for subcontractor/vendor warranties that transfer to you.
Financing & Pre-Construction Questions
Do you help clients secure financing for their build?
Yes. SEMCO partners with AMC Mortgage to assist clients with financing for new home construction. We strive for a smooth and transparent mortgage process.
Do I need to select a standard floor plan or can I fully customize from scratch?
You have flexibility — you can choose one of our standard/semi-custom plans, or work with our architects to design a fully custom home to meet your vision and lifestyle needs.

Even after you move in, you’re protected under our builder and structural warranties. If issues arise, you can submit a warranty request as outlined in your closing packet. Our team stays engaged to ensure you have long-term satisfaction.
